1. Collection of Ideas and Design

Our customers are our priority. Their ideas must be well-constructed to build what they want, how they want, and where they want. Begin by considering what you want for your apartment or house and its important features. Then consider how you intend to use these areas and how they will interact with the remaining portion of your apartment.

2. Licensed Renovation Contractor

A successful project requires a leader with good communication skills. Employing an unregistered contractor or one who lacks the necessary insurance coverage is a disaster waiting to happen. Most importantly, it is also against the law. It could result in a fine, or worse, your project might be postponed.

At House Sanctuary Builders, we have all the proper licenses and insurance. We have liability insurance and all the necessary product warranties to work on your proposal. We work with a network of licensed plumbers and electricians, and contractors on all of our projects.

3. Meeting with the Owners Corporation

Collaborating with the Owners is required. It is traditionally reflected by a committee or executive board when renovating an apartment or unit is required. They oversee the building in which your apartment or house is located and represent all owners, including you. They are accountable for implementing renovations. So you must follow the process to have your project accepted.


Each strata has its own set of rules, known according to laws, which require you to submit your proposals for authorization. Permission is usually required if you are renovating a laundry or bathroom. Or you are even making changes to the walls, floor tiles, etc. This process sounds hectic. But with our teamwork, we take a detailed statement of your plan, which makes obtaining approval for your renovation much more effortless.

4. Information about strata by-laws

This checklist is the core element of your plan. When significant changes are made to the common property in your house or building, a by-law is required to approve renovations to your home. The four main walls of an apartment, including the ceiling, roof, and floor, are usually shared property. It also includes all of the building’s exterior walls and areas such as halls, driveways, and the laundry or pool, if there is one.

By-laws generally apply if you perform structural work that may impact public land. The Owners Corporation must pass a resolution calling at a General Meeting to start creating a by-law for your redecoration. All owners will attend that meeting. The maximum should approve your by-laws.

5. All work requires a permit

The cosmetic, minor, and significant works classes evaluate the permit required in each case regarding the type of work. Because each strata plan has its laws and regulations regarding renovations. 6. Limitations of renovating an apartment

If contractors begin renovation before receiving any approvals or notices, your neighbours are unlikely to be pleased if they are unaware of the situation. The key is to prioritize communication and work to reduce the impact of the projects on the community.

A good starting point is to send a courtesy letter to all adjacent neighbours informing them of the date and time of the work, as well as the duration and approved hours of the work.
